Local Market Knowledge
Let our agents do the legwork of sorting properties based upon your needs as to condition, location, price and ‘sense of home’. We’ll refine your search, thus saving your downtime for something other than after-hours and weekend house-hunting excursions. Put our experience on the ground to work for you.
More people buy at market value than above or below market value. In order to have a smooth transaction, we feel the seller and the buyer need a fair deal. Thus, we work with sellers and their agents to be realistic in pricing and open to reasonable offers compared with the competition. This helps us get the best value for you, the buyer, even before you walk into your new home. We want to build a long-term relationship with you, one built on trust, mutual respect and fairness.

A few reviews from Ed's clients:
"I have worked with Ed Lyons for over a year now. He is selling the 5th property for my family. This is what I MUST say about Ed Lyons: HONEST. UPFRONT. DILIGENT. CARING. VERY PERSONABLE. EXTREMELY FRIENDLY & EXPERIENCED. And he really has the BEST STAFF!! Do yourself and your family a favor and skip the big name companies especially if you want a more personalized and "honest" approach and service. Ed and his team have the skills and they have heart!:)" -Seller, Mt. Vernon Street, Newton

Debra Fineberg FinnSales & Rental Associate ABR, CBR, Realtor439 Newtonville AvenueNewtonvilleMA 02460 US
I started my Real Estate career in the early 80's working for a prominent condo-conversion developer. I worked in many different areas in many capacities. Traveling from Chestnut Hill, Newton, Brighton, Westborough, Waltham, and West Roxbury, I helped with acquiring, conversion, and property management, as well marketing and on-site sales.
In 1987, I welcomed the best accomplishments of my life - the birth of my twin boys, Ben and David. Now, with my new extremely full time job as Mom, I was very active at Memorial-Spaulding Elementary, Oak Hill Middle, and Newton South High School with PTO, Little League, Lacrosse, and Ski Teams. I'm also a long time member of Mishkan Tefila Synagogue, supporter of the Barry L.Price Ctr. and support the Laura and Cates team for Cystic Fibrosis.
In 1992, I rejoined the Real Estate work force in Brookline and then in 2000, I joined the team at Preservation Properties. I have been working diligently ever since to do the best possible job for all of my buyers and sellers. Whether you are looking for a new property or trying to sell your current property, I look forward to assisting you in the process.
Alan StoneSenior Sales & Rental Associate, Realtor, CBR439 Newtonville AvenueNewtonvilleMA 02460 US
I grew up in Dorchester and Mattapan and have fond memories of Blue Hill Avenue, the Hecht House and "the wall" at Franklin Field during the High Holidays. I attended the Solomon Lewenberg Junior High School, Boston Technical High School, Boston University and Northeastern University.
After College my wife, Carol an I entered into the family's restaurant businesses, the Deli Haus in Kenmore Sq, for 17 years during the 70's and 80's, and then to Cappuccino's in Newton. My restaurant training has been invaluable and has made me very sensitive and attentive to my customers' needs. This has translated extremely well to real estate as it is a business based on building and maintaining successful relationships. Carol and I have owned a home in Newton for over 30 years where we happily raised our children, Kim and Jeremy.
A realtor for 15 years, I have been employed with Preservation Properties for over 12 years, and attained the level of Vice President in 2003. I consult with clients on both sales and rentals. I am extremely knowledgeable about the sales market in Newton, Boston and Metro West and have been involved in many successful transactions representing both buyers and sellers. I would enjoy the opportunity to speak with you at any time and look forward to exceeding your expectations.

My focus is to help you buy or sell a home here in Boston’s Metrowest suburbs in a way that feels comfortable and intuitive, regardless of your prior experience. I build relationships, not contacts, and sincerely care about helping you through one of the most stressful, yet rewarding experiences of your life. I believe communication and patience are what sets good agents apart, and I specialize in working with first-time buyers who may need a little more guidance than others. Guidance is key. Persuasion is not my game.
I have a vast knowledge of Metrowest, having lived throughout the region, from Newton to Natick to Southborough, where I currently live with my wife and two boys. We’ve called this area home for many years and I spend my days in each corner of the region living, working, and playing.
I’ll use the latest real estate technology with you to streamline the process and reduce stress by going completely paperless until closing. That means fewer unnecessary meetings and quick responses. We’ll maintain a constant connection because everything you need is on my mobile devices, and I’m always available to answer your questions by phone, text, email, FaceTime, Facebook, or just face to face...

The idea of helping someone resolve their problems gives me great satisfaction. My work history has been entirely in the service industry. At age 14, my summer job was at Brigham and Women’s hospital where my duties were to sell television service to patients ($3.70 a day once upon a time) and I loved the interaction with people from all walks of life. I also learned early on what it means to be a “go-getter”
I spent close to 14 years working in the travel industry helping to plan others’ dream vacations. I love to travel and enjoyed those years tremendously but now I am ready to steer in another direction. I chose real estate because it still allows me the opportunity to challenge myself and give back to others.
I grew up in Roxbury and was bussed to Brookline public schools. I currently own a home in Mattapan and know the pains and triumphs of the home search process. My goal is to help ease those pains and be the agent I wish I had when I went through the same process. I am happy to be apart of the team at Preservation Properties and look forward to getting you into your dream home.

I received my bachelor's degree in psychology from Boston College. Since then I have done work in counseling, and athletics. I began in school counseling at an alternative high school in Whitman, MA. A former BC cheerleader, I launched the Varstiy Cheerleading program at Regis College in Weston, MA. My focus then shifted to gymnastics, and I worked as a Junior Olympic gymnastics coach for 5 years prior to obtaining my real estate license. New to the business,
I have a fresh outlook and lots of energy! I am ready and eager to help renters and buyers find homes. I can afford to put in the time and effort it takes to do the job right and can offer a highly personal experience.

I believe strongly that a house is so much more than just a building and I will go the extra mile to help you find a place to call home in a community you will love and feel connected to. I have a passion for property, and I will spare no effort to seek out the property that suits you best. There are very few decisions in life more personal than choosing a home and I believe you should work with someone who takes a personal interest in you. That is the level of service I provide.
As a lifelong Boston area resident, I know the Eastern Massachusetts landscape very well. I currently reside in Newton with my family where my daughter attends Burr Elementary School. I graduated from the University of Massachusetts Amherst with a BA in History. Prior to joining Preservation Properties, I worked at Boston Children's Hospital. In my spare time I enjoy writing and performing music as well as almost any outdoor activity, especially hiking, mountain biking and snowboarding.

As a long time resident of Newton I am very familiar with each of the villages as well as the surrounding towns. After spending time on Martha’s Vineyard and in the Caribbean, I returned to Newton to raise my family and have resided here ever since.
I have a BS from Babson in Finance, Investments and Economics. On the Vineyard I worked at a bank and in a real estate office doing deed research. I managed a marina and its properties in Boston before joining Fidelity in the acquisition of several businesses. After working with the subsidiary company for quite a few years I became more interested in the real estate business.
I have always had an entrepreneurial spirit and like working in a service industry. Combining my education and professional background has served my clients well. The purchase of a new home can be daunting as well as selling a home that has been in the family for generations. I aim to provide a service that meets the needs of each individual and for each circumstance. I look forward to showing you the qualities I can bring to your real estate transaction.
For me the great thing about Viviana is that she makes it personal and she will genuinely, without pressure, help you and your family to find the right home. Dee C. West Newton, MA

I come to the Real Estate market with a Master's in Education and I approach the home search as an educator and life coach. I will help ease your fears about buying or selling as I have infinite patience and my friends tell me I'd make a great therapist.
I try to get buyers a deal even in this crazy market and help to spot issues that may come up at the time of inspection. When I work with sellers, I help with clutter reorganization and advise on how spending a small amount of money on touch ups, can make a seller a lot more in the long run. I am also happy to offer my staging skills when needed for a property.

My Real Estate career began when I was in college leasing apartments in Boston, and selling land for a land development company. I have always loved looking at homes and I am intrigued by the possibilities they present. I was always available when a friend or colleague wanted an opinion on a house the were considering buying or renting even when I took a long hiatus from Real Estate. During this hiatus, I started my own business with my husband. Rather than helping people find houses, I helped them find spouses! We created The Post Club in Newton which was a premier introduction service and event club for professional single people. The service was extremely successful and created 1000’s of marriages and happy clients. When we sold the business I returned to my other career passion which was Real Estate and became involved in all facets of the Real Estate process as assistant to one of Newton's top Real Estate brokers.
During these 2 years I helped not only sustain her business in a major down turn in the economy, but helped her grow her annual sales in the worst real estate market in years. I began working with Preservation Properties in the summer of 2013. I work with Renters, Buyers and Sellers in and around Newton and the metropolitan Boston area to help them whether they are new to the area, first time home buyers, upgrading or downsizing. My greatest strengths are my business experience and my people skills. I genuinely like, connect with and have worked with clients from all around the world. I listen to their needs, understand the details, explain the real estate process, and negotiate the best deal to help them achieve their Real Estate goals.
